Our construction method is modular.

We use a galvanized steel structure, rock wool insulation and OSB panel, interior plasterboard lining and exterior hood lining.

Included: Architectural design, preparation of licensing, production and assembly of the house that includes all finishes: sanitary ware, kitchen and bathroom cabinets, wardrobes, electrical installation, water, sanitation and also pre-installation of AC and solar panels.

 

Not included: VAT, council taxes, swimming pool, transport and crane for assembly, preparation of foundations on the ground, concrete base, household appliances and connection to public networks: electricity, water and sanitation.

 

We perform: Transport and crane. (subject to budget depending on the exact location of the land).

 

We do not carry out: Financing, search or sale of land, interior decoration, swimming pool, foundations, concrete base and connections to public networks.

 

We are only able to indicate the value of the services we perform.

It is estimated between A and B. It depends on factors such as the layout of the house on the land and materials used.

Yes, it is possible to execute the existing project and adapt it to our construction method. It always requires analysis of the architectural project.

The average construction/production time varies depending on the defined model/project. It also varies depending on other factors such as: the period of the year during which construction will take place and the type of finishes, however we can aim for a period between 3 and 6 months.

The base plans are merely indicative and can be adapted to the client’s needs or the characteristics of the terrain.

Our construction solution has the same maintenance as a traditionally built house.

The entire licensing process is handled by House Factory, the client only has to sign documents necessary to complete the process.

Current legislation says that as long as the construction becomes permanent, the legal framework is exactly the same as a traditionally built house, that is, it requires licensing.

Yes, there is an IMI tax.

At House Factory we do not present a price per square meter nor do we present a final price without first analyzing your request. Each product is adapted to each reality, based only on a base price for each model.

 

Yes, access to financing is treated in the same way as for traditional construction, with a financial entity.

 

Yes, all models can be customized. House Factory, in addition to base models, also develops specific models according to the characteristics desired by our customers, characteristics of the terrain and eventually, according to budgetary limits.

 

 

The houses at House Factory, in terms of quality/durability, are comparable to houses of traditional European construction.

 

The installation time for the house is expected to last up to 60 days.

Our modules are transported by TIR trucks to the implementation site.

 

House Factory produces modular homes that stand out completely from the rest.

From the design, exclusive models, and the construction method. Our houses are delivered as a finished product, that is, they are produced entirely in our facilities and subsequently transported to the implementation site, where the various installations are carried out.
